Insurance Requirements
Every tenant must provide the Management Office with a current Certificate of Insurance with requirements as stipulated in each tenant’s lease agreement. Each tenant’s certificate of insurance must list a certificate holder and additional insureds as indicated below with an example Tenant Insurance Certificate provided in Forms section.
Certificate Holder
Certificates of Insurance must list the following as the certificate holder:
Steele Street Buildings, LLC
c/o SKB PM I, LLC
3875 N. Steele Street, Suite 1252
Denver, CO 80205
Additional Insureds
Comprehensive General Liability Insurance and all other required insurance shall name Steele Street Buildings, LLC and SKB PM I, LLC as additional insureds.
Vendor Requirements & Insurance
Every vendor contracted by a tenant must follow the guidelines below:
- Inform Property Management of any vendor working in or providing services to your suite.
- Vendors will only be permitted access pursuant to a tenant request.
- Arrangements for access to utility closets, the roof, and other common areas should be made 24 hours in advance.
- Vendors are only allowed access to the building during normal business hours.
- Vendors may not solicit work from other tenants in the building.
- Vendors must provide Property Management with a Certificate of Insurance naming the tenant as the Certificate Holder with Steele Street Buildings, LLC and SKB PM I, LLC as Additional Insureds.
- Vendors should generally provide minimum coverage as follows:
- Workers Compensation & Employer Liability as required by Colorado Law;
- Commercial General Liability in the amount of $1,000,000 per occurrence and $2,000,000 in aggregate;
- Auto Liability in the amount of $1,000,000; and
- Umbrella in the amount of $1,000,000.
